Primary market has more choices, and buyers are still stepping in

By Leatha Eaves
Real estate, Primary market

Here is the one thing that changes your next move. The Real Estate Data Aggregator counted 2,837 new listings and 2,447 pending sales across the Primary market in the three months ending August 31, 2026. More choices for buyers. Real demand for sellers. But pricing and prep matter more now than they did a year ago.

Nationally, the picture is sharper. Redfin reported that home sellers outnumbered buyers by 62.6% across the U.S. in September 2026. Redfin counted an estimated 1,510,784 sellers and only 928,892 buyers, the lowest buyer count since 2013. Our local numbers are healthier, but the national pull is real.

Rates are part of the story. Freddie Mac put the average 30-year fixed rate at 7.40% as of October 15, 2026. The 15-year averaged 6.71%. Realtor.com reported the national median days on market at 61 days for the week ending October 10, 2026. Our market is moving faster than that in several ZIP codes.

What the Real Estate Data Aggregator counted, ZIP by ZIP

Every number below comes from the Real Estate Data Aggregator for the three months ending August 31, 2026. Not every ZIP moved the same way. That matters.

Speed: how fast are homes going under contract?

Speed varies a lot by ZIP. The Real Estate Data Aggregator shows 37406 had 38.8% of homes go under contract within two weeks of listing. That is the fastest in the Primary market for the three months ending August 31, 2026. On the other end, 37410 was at 10.3%.

Days on market: faster in most places, slower in one

Most ZIP codes got faster. The Real Estate Data Aggregator shows 37405 cut 34 days off its median time on market compared with the same three months of 2025. That is the biggest drop in the Primary market. But 37312 went the other way: 12 days longer than a year ago. Not every ZIP is the same story.

Supply: more homes, but buyers are still active

The Real Estate Data Aggregator counted 2,773 homes for sale across the Primary market in the three months ending August 31, 2026. That is more than a year ago in nearly every ZIP. ZIP 30742 had the biggest jump: up 121.1% in homes for sale. ZIP 37302 had months of supply drop 4.2 months, the sharpest tightening in the market.

Sale-to-list ratio: sellers are still getting close to asking

Most ZIP codes are landing between 96% and 99% of list price. The Real Estate Data Aggregator shows 37419 averaged 100.5% of list price, meaning sellers there got more than they asked. ZIP 37353 was lowest at 93%. Price your home right and buyers will follow.

"Is this really a good time to sell, with so many more homes out there?"

Fair question. The Real Estate Data Aggregator counted 2,447 pending sales in the Primary market in the three months ending August 31, 2026. Buyers are still stepping in. The National Association of Realtors reported 3.99 million existing-home sales nationally in September 2026. Demand has not vanished. But with more homes to choose from, buyers have options. That means your price and your prep decide whether you get a contract.

The national picture adds context

Redfin reported that sellers outnumbered buyers by 62.6% across the U.S. in September 2026. That is a national tilt. Our Primary market still had 2,447 pending sales against 2,837 new listings in the three months ending August 31, 2026. The gap here is smaller. The National Association of Realtors also noted that national prices rose 1.3% in September 2026. Prices here are mixed: some ZIPs up, some down.

Rewind a few years. I had a listing sit for weeks because we priced it for the market we wished for, not the one in front of us. Tough call. But we adjusted. It sold. Fast forward to today: that lesson shapes every conversation I have with a seller. Pricing with the real numbers wins. Every time.

In short
  1. The Real Estate Data Aggregator counted 2,837 new listings and 2,447 pending sales in the Primary market for the three months ending August 31, 2026. More supply than a year ago.
  2. Buyers still active.
  3. Prices mixed by ZIP.
  4. Speed varies widely.
  5. One street can read very differently from the whole ZIP code.
  6. That is the part worth knowing before you make a move.
